A lot of people I have contacted regarding roof cleaning have stated they plan to replace their roof. I frequently ask why they are going to replace their roof. The typical answer is that the roof is 15 years old or 18 years old, etc. They are thinking of replacing their roof NOT because there is a problem with the roof but only because they think their roof is old. In reality, the roof needs to be cleaned but people are not aware a roof can be cleaned. It is amazing to me that people are willing to unnecessarily spend several thousand dollars to replace a perfectly good roof. The reason I contact them is simply because their roof needs maintenance (cleaning) that would cost perhaps $400-$800 and that would likely include cleaning their gutters too.
A roof with a 20 year warranty will last longer than 20 years. The same for a 25-30 year warranty on a roof. Once the warranty period is up the roof does not instantly cease to function so why replace it. One does not replace their automoblie every 30 months because they only have a 36 month warranty on it. The automobile still works after the warranty period as evidenced by the fact the average age of an automobile on the road in the United States is over 11 years old.
Quite often when people say they intend to have the roof replaced, I will ask them if they have obtained an estimate of the cost of replacement. Nobody has ever told me that they have obtained an estimate to replace their roof. Only a couple have indicated they have decided to replace the roof and they have made up their minds so they don't want to consider cleaning the roof. (As in my mind is made up so don't confuse me with facts.) I simply smile, thank them for their time and then go on to another residence to educate them and try to save them some money and improve the curb appeal of their home.
I have seen pictures of dirty roofs in advertisements where it implies that the dirty roof is a sign the roof needs to be replaced. Of course, what would you expect a roofing installer to tell you. If the roof is not functioning properly, it needs to be repaired or replaced. If it is simply dirty with mold, moss, lichen, etc. then simply get it cleaned and save several thousand dollars.
